Are you a seasoned Construction Project Manager seeking a career transition? Are you inclined towards embracing fresh challenges to further augment your professional proficiency and contribute significantly? Do you aspire to be a valued member of a supportive team and a thriving community?

The Barndo Co invites applications from adept Project Managers to join our residential division operating across South Carolina (SC), North Carolina (NC), Tennessee (TN), and Georgia (GA). In this role, you will assume responsibility for overseeing a spectrum of commercial and industrial tenant improvement projects, with budgets ranging from $50,000 to $11 million.

As a Project Manager, your role will encompass the efficient management, coordination, and supervision of all workforce and resource elements integral to ensuring the project’s timely and fiscally sound completion. This position demands exceptional managerial acumen and communicative prowess. The incumbent should possess comprehensive knowledge of construction facets within the SC, NC, GA, and TN markets, coupled with the requisite proficiencies.

Key Responsibilities:

1. **Construction Cost Estimation and Quantity Assessment:** Engage in meticulous cost estimation and quantity take-offs.
2. **Budgetary Oversight:** Collaborate with the Estimator to establish an overarching project budget.
3. **Documentation Management:** Prepare, track, and record all Requests for Information (RFI). Maintain essential project documentation, including procurement logs, submittal schedules, change order logs, and submittal logs.
4. **Shop Drawings and Submittals:** Facilitate the expedited review and uphold “Quality Control” for shop drawings and submittals.
5. **Site Inspections:** Conduct regular field inspections to ensure compliance with contractual requirements.
6. **Financial Oversight:** Generate cost reports and financial projections for construction activities. Validate and approve monthly invoices for payment.
7. **Procurement and Subcontracts:** Prepare subcontracts and material purchase orders.
8. **Certificates and Compliance:** Coordinate and secure occupancy and substantial completion certificates. Administer post-construction matters to ensure adherence to maintenance and warranty provisions.
9. **Scope Analysis:** Analyze project drawings, specifications, and permits to ascertain scope and schedule prerequisites essential for successful project culmination.

Your Profile:

– **Minimum 5 Years of Project Management Experience:** A solid track record as a Construction Project Manager is essential.
– **Versatile Project Management:** Proficiency in managing multiple projects of varying size and complexity, from inception to conclusion.
– **Emphasis on Document Control:** Exhibit a strong commitment to rigorous document control practices.
– **Timely and Budgetary Adherence:** Demonstrated success in consistently meeting project deadlines and budgetary constraints.
– **Client Interaction:** Schedule, attend, and contribute to client meetings. Maintain productive client relationships.
– **Scheduling Expertise:** Review, issue, and update forward-looking project schedules.
– **Interpersonal Skills:** Cultivate and sustain positive working relationships with company personnel, clients, consultants, and suppliers.
– **Software Competence:** Possess knowledge of construction software, particularly Buildertrend.
