Overview of The Southern Pine Plan
The Southern Pine Plan, another Barndo Co. exclusive offering. The cool thing about The Southern Pine Plan is that it is a monitor style barndominium with living quarters attached. You can build it with or without the garage. You could have a detached space or an attached space there, or you could just build the home itself. Build your dream barndominium however you would like.
Main Living Quarters
Now to maximize the aesthetic of the monitor, we’ve coupled this with a small covered entry so that the home itself is the conversation piece. And the thing is, these monitors have the really high ceilings. They look very much like a barn, and they give the illusion of you’re living in a barn. As you walk into the double door entry, you’re walking into an open living room, dining room, hall that is a complete open concept with high ceilings.
The ceiling height is going to be around 24 1/2 feet to the ridge beam inside the Southern Pine Plan, so massive ceilings. This hallway-style living room is perfect for wrap around furniture, family gatherings, and functions, as well as putting an enormous Christmas tree inside your living room. You can literally go cut the biggest one that they have and put it in there and have a monster Christmas tree that will be talked about for years.
The fireplace has a beautiful mantle, and you have the height to do an incredible faux chimney or true masonry chimney in your living room. To the left of the living room is the master suite. The master bedroom is modest size, but it is very comfortable. You can easily fit a king-size bed and has an oversized master walk-in closet. Your master bath is fitted with a nice tile walk-in shower and dual vanities.
Living Spaces
Across the living room on the other wing of the home, you have two bedrooms with their own independent baths. So each bedroom has its own bathroom, as well as an adjoined powder room in the middle. So you have a place for guests to go to the powder room, and you also have independent bathrooms within each bedroom.
The Kitchen
Make your way to the rear of the living room hall where you will turn left into the oversized kitchen. Now, the cool thing about the Southern Pine Plan is that the kitchen is oversized, and you have more cabinet and counter space. So you still maintain your oversized dine-in kitchen island, as well as your L-shaped counter. But then across the way, you get the additional counter space with floor-to-ceiling storage, as well as your upper and lower cabinets and more working surface. This is perfect for anyone who likes to bake or entertain guests, and throw parties for friends and family. You can set it up as a buffet. It’s a really, really nice feature.
Mud Room / Laundry
Now off the kitchen, you enter into the breezeway, which is kind of the utility/mud room. You do have your washer dryer, as well as a work surface and a laundry sink. You also have a separate pantry storage and a broom closet/storage closet in the breezeway. The breezeway leads into a standard two-car garage that also has a separate powder room that has an access door to the rear porch and patio. It’s perfect if you’re planning on putting a swimming pool in the back or you just need that extra space. If you use your garage for maybe a workout room, you do have that additional powder room for cleaning up.
Patio
Making our way back down to the main home off the rear of the home, you do have a 16 by 10 foot screened-in patio, perfect for sitting out on those foggy southern mornings free from the mosquitoes and enjoying your coffee and biscuits. That’s adjoined to a wraparound patio area that ties in perfectly to a future swimming pool or just having a large outdoor space to entertain guests.
